Land in Plateau: what you need to know
Plateau is Abidjan's historic business district: corporate headquarters, ministries, banks, and embassies are concentrated on a densely built peninsula. It is by far the most expensive commune per square meter in Greater Abidjan, but available land is virtually nonexistent.
Most transactions in Plateau involve existing buildings or commercial premises, not bare land for construction — the rare available plots are earmarked for large-scale real estate projects (office towers, mixed-use buildings).
What drives the dynamics
- The heart of Abidjan's business activity, high concentration of companies
- Extremely scarce land, nearly all of it already built on
- Value driven by commercial/office use, not residential
- Per-square-meter prices far above the rest of Greater Abidjan
Points of caution
Plateau is not a suitable commune for a typical individual residential project — the rare land opportunities are aimed at institutional investors or large-scale real estate developments.
