Land in Cocody: what you need to know
Cocody is the most sought-after commune in Greater Abidjan for residential land investment. It includes the Ambassades district, Riviera (2, 3, 4, Bonoumin), Deux Plateaux, Angré and Cocody-Centre — areas that concentrate embassies, universities (Université Félix Houphouët-Boigny), and a high-income population, including many diaspora members investing remotely.
This strong demand translates into some of the highest prices in Greater Abidjan, but with very marked differences depending on the exact neighborhood: land in Riviera Golf has little in common with land in M'Badon, even though both are administratively part of Cocody.
What drives demand
- Proximity to business districts and international institutions
- Well-developed infrastructure (roads, utilities, security)
- Strong diaspora presence in transactions
- Well-established and generally well-documented subdivisions
Points of caution
Because Cocody is so sought-after, it is also a commune where overpricing attempts or approximate land documents are common. Verifying the subdivision status and the land document is especially important here — see our .
